Dutch house prices rise by 7.8% in the third quarter; expectations for further increases

The prices of existing homes in the Netherlands rose by 7.8% in the third quarter of 2025 compared to the same period last year, according to Statistics Netherlands (CBS) and the land registry. This indicates a slight slowdown compared to the previous quarter, but prices are still on an upward trend.

The average price of existing homes reached €487,000 in the third quarter, an increase of 1.8% from the second quarter. New home prices also rose, albeit to a lesser extent, with an increase of 7.4% bringing the average price to €523,000. Sales of new homes fell by 12.7% to about 6,000 homes, while around 63,000 existing homes were sold, an increase of 15.6% from last year.

At the EU level, house prices increased by 5.5% compared to last year in the third quarter, but Dutch homes exceeded this rate. When combining both new and existing homes, the prices of owned housing in the Netherlands rose by 7.7%.

ABN Amro expects Dutch house prices to continue rising, albeit at a slower pace than in the past two years. The increase in household income, the limited supply of homes, and moderate economic growth of 1.2% in 2026 and 1.4% in 2027 are expected to support the continued rise in prices.

Mortgage interest rates, which have remained relatively stable over the past year, are expected to rise following recent announcements from most banks. This could lead to increased financing costs and a dampening of housing demand. However, ABN Amro expects house prices to rise by 3% in 2026 and 4% in 2027.
