Poland is building significantly more apartments than the Czech Republic
A new analysis shows a large gap in the construction of new apartments between the Czech Republic and Poland. While approximately 33.4 thousand housing units were completed in the Czech Republic in 2025, the figure in neighboring Poland was nearly 209 thousand apartments.
Even though Poland has more than three times the population of the Czech Republic, the difference in the pace of construction remains very significant. According to statistics, Poland builds 83 percent more apartments per capita than the Czech construction sector. This figure indicates that the Polish housing market is growing much faster.
Experts agree that the situation in the Czech housing market has been complicated for a long time. High apartment prices and slow permitting processes for new construction are among the main reasons why fewer homes are being built in the Czech Republic than are needed to satisfy the population's demand.
A comparison with Poland thus opens an important debate about the efficiency of construction management and housing affordability. While Poland is able to implement projects on a large scale, the Czech construction market is struggling with administrative hurdles that hinder the construction of new houses and apartments.
