Short-term rentals: Restrictions do not solve the housing problem
The issue of housing remains one of the most critical topics in Greece and the rest of Europe. Many citizens are struggling to find housing with affordable rent, a fact that has turned the interest of public opinion and authorities toward short-term rentals, such as those through the Airbnb platform.
According to recent data presented by STAMA Greece, the imposition of stricter restrictions on short-term rentals has not brought the desired results. Despite the efforts of many European cities to limit this activity, no significant increase in properties available for long-term rental has been observed.
Furthermore, research shows that restrictive rules have not led to a decrease in rental prices. On the contrary, the cost of housing remains high, which suggests that the problem is more complex and does not depend exclusively on the tourism sector of the real estate market.
Experts point out that the solution to the housing problem requires a more comprehensive approach. Simply banning or restricting short-term rentals does not seem sufficient to balance the market and offer affordable solutions to city residents.
In conclusion, the debate over the future of housing in Greece continues, with industry stakeholders calling for more targeted policies. The challenge for the government remains finding a balance that will protect citizens' right to housing without harming the country's tourism development.
