Changes to monument protection tax incentives: 2026 is the last opportunity
The latest summer tax package adopted by the National Assembly brings significant changes to the Hungarian real estate market. The amendment to the legislation specifically affects investments aimed at the renovation or development of buildings under monument protection.
Under the legal amendment, the scope of existing tax incentives related to listed properties will be significantly narrowed. According to experts, the purpose of the change is to simplify the tax system, but the decision could have a serious impact on both the owners of historical buildings and developers.
The regulation provides a transitional period for those affected. The current preferential terms will remain in effect until July 27, 2026, which means that owners and investors still have time to complete or initiate planned works under the old rules.
Those planning the renovation of a listed building should review their financial options as soon as possible. After the 2026 deadline, the costs of investments are expected to be higher due to the elimination of tax incentives, which could fundamentally affect the economic viability of future real estate development projects.
