April Seoul Housing Transactions Surge 15%... Listings Increase Before Tax Hike

Last April, housing transactions in the metropolitan area, including Seoul, increased significantly. In particular, the volume of housing sales in Seoul rose by more than 15% compared to the previous month, reflecting active movement in the real estate market.

According to data released by the Ministry of Land, Infrastructure and Transport, the total volume of housing sales in the metropolitan area in April increased by 6.8% compared to March. Among these, the Seoul area recorded a high growth rate of 15.8%, leading the overall rise in transactions across the metropolitan region.

This increase in transaction volume is analyzed to be closely related to the government's new tax policy. It occurred exactly one month before the implementation of the "heavy capital gains tax" system, which imposes higher taxes on owners of multiple homes.

It appears that transactions were temporarily concentrated as individuals seeking to sell their homes before the tax burden officially increased placed a large number of listings on the market. In other words, homeowners' decisions to avoid taxes significantly influenced the increase in transaction volume.

Real estate experts believe this phenomenon may be a temporary result of policy changes. With the new tax system now fully in place, attention is focused on how the flow of transactions in the housing market will evolve in the future.
