Housing market in Switzerland: Vacancy rate falls below one percent
The Swiss housing market is becoming increasingly strained. As the Federal Statistical Office (FSO) recently announced, the number of vacant apartments in Switzerland has continued to decline. As of the reference date of June 1, there were 45,493 apartments available nationwide.
This figure corresponds to a vacancy rate of 0.93 percent of the total housing stock. This is the first time in a long time that the rate has fallen below the one percent mark. This trend clearly shows that it is becoming increasingly difficult for those looking for housing to find a suitable place to live in many regions of Switzerland.
The reasons for this development are manifold. Experts point, among other things, to population growth and high demand in urban centers. At the same time, the construction of new apartments is often insufficient to meet the rising needs of the growing population.
Competition for available housing is particularly high in economically strong regions and large cities. Many people must have a great deal of patience when searching for an apartment, as a single listing often receives a very large number of applications.
Politicians and the real estate industry are observing this development with concern. Whether the situation will ease in the coming years depends heavily on how quickly new housing projects can be realized and how demographic developments in Switzerland continue.
