Real estate investment challenges: how to change the construction system in Ukraine
Today, the real estate market in Ukraine is facing serious challenges. Many Ukrainians who want to buy housing at the construction stage often risk their money. Experts note that the current project financing system requires significant changes to protect the rights of ordinary buyers and make the process more transparent.
The main problem lies in the lack of reliable mechanisms to control the use of investors' funds. Developers often use money received from the sale of apartments in a new building to complete previous projects. This creates a "financial pyramid" that can lead to construction halts and the emergence of unfinished buildings, where people wait for years for their homes.
To resolve this situation, experts propose introducing new legislative norms. In particular, they suggest the use of escrow accounts. These are special bank accounts where the buyer's money is held until the developer fulfills their obligations. Such a system already works successfully in many European countries and significantly reduces risks for clients.
Furthermore, it is important to strengthen the accountability of developers for violating project completion deadlines. Transparency of financial reporting and open access to information on construction progress should become mandatory requirements for all companies. This will help weed out unscrupulous market players and increase public trust in investing in new housing.
Reforming the construction industry is a necessary step for the recovery of Ukraine's economy. Creating safe conditions for investors will not only help people get their dream homes but will also stimulate the development of cities. Gradual changes in legislation and the implementation of European standards are the path to a stable and reliable real estate market in the future.
